HFM Architects has delivered the base build for District – a new 20,000 sqft street food hall at Brent Cross, converting the former Mothercare unit into a lively dining destination.

Designed in response to customer demand, District brings together a mix of independent and well-known street food vendors, offering a casual and communal space with seating for 130. The project forms part of Brent Cross’s evolving retail and hospitality offer, expanding the centre’s food options and reactivating a prominent unit.

HFM was appointed as base-build Architect, working closely with Interior Designer, Patternhaus, to support the successful delivery of the landlord elements. Our role covered early-stage feasibility and space planning, securing planning approval for new rooftop plant adjacent to the busy bus station, and designing the detailed layout of both the internal unit and the centre-facing back of house, as well as overseeing coordination of the landlord works to enable smooth tenant fit-outs and producing comprehensive leasing packs for the incoming operators.

District’s lineup includes Sides (by the Sidemen), Remoli, Three Uncles, Yaay Yaay, Smatcha, Oshpaz, and Smokey Boys – each bringing their own flavour to the mix.

This project builds on our ongoing work at Brent Cross and with Hammerson, where we continue to help repurpose and reimagine existing retail space to support new uses and changing patterns of occupation.
